The CGS, with a 2-year warranty. CGS stands for the Chopped Glass Roof Maintenance System. This basically is a method of heavy, thick re-coating over old rolled roofing. The Chopped Glass System spec is 9 gallons of emulsion applied per 100 SF, imbedded with chopped glass fibers. That surface is then coated with 1 ½ gallons of aluminum roof coating per 100 SF. Basically this is a lot of goop, all applied according to the manufacturer’s specifications. This is excellent stuff. We are using the GCS on all 450,000 SF of Turken older industrial buildings. TIP Maintenance includes a 2-year warranty.

The manufacturers of the CGS materials can provide a 5- or 10-year warranty. TIP Maintenance also has a CGS elastomeric coating service with a 2-year warranty and a CGS 100% elastomeric products system with a 2-year warranty.

The 6GP, with a 1-year warranty. The ECGS (Economy Chopped Glass Roof Maintenance System) is basically the same as the CGS except it is cheaper. It is cheaper because we apply 6 gallons of emulsion per 100 SF (instead of 9) with chopped glass fibers imbedded in it, and then coat with 1 gallon of aluminum roof coating per 100 SF (instead of 1 ½). This comes with a 1-year warranty from TIP Maintenance. Basically we cut the specs and make it cheaper. However, we will tell you exactly how and what we cut if you are interested. We estimate this to be 75% to 80% as good as the CGS. It is a real value, especially if you are going to sell a building.

RPMP, with a 1-year warranty. RPMP stands for TIP Maintenance’s Roof Preventive Maintenance Program. This is the Cadillac of roof preventive maintenance. TIP Maintenance now has over 14,000,000 SF of commercial roofs under RPMP contract. Using this system we have extended the life of many roofs to over 20 years. This will prevent all serious leaks and will prevent recurrence of those pesky roof leaks. We do a whole bunch of things including cleaning the roof with shovels, buckets, brooms and a parking lot blower; “Pond Patch” the low areas; rebuilding the scupper areas, and much more. We are not going to list the whole program: just be assured that if you use this service, you will be able to come and relax at work on a rainy day. This comes with a 1-year warranty and lots of service.
